Homes are selling eight days faster across the area than a year ago

Twelve weeks ending October 4, 2026 brought a median of 75 days on market, down from 83 days a year earlier.

Last year, in the twelve weeks ending October 5, 2025, the homes that sold across the area had a median days on market of 83 days. That was the pace buyers and sellers were working with.

In the twelve weeks ending October 4, 2026, that median dropped to 75 days. That's 8 days fewer than the same stretch last year. For sellers, that means the typical home is finding a buyer a little quicker than it did twelve months back. For buyers, it means less time to sit and think before a home is gone.

The median sale price across the area in this most recent period was $635,890. That figure sits in the middle of all the sales counted, not what any one house fetched.

Not every market moved the same way. One Phoenix market (one Phoenix market alone) saw the sharpest change: days on market there dropped 15.5 days, from 72 days a year ago to 56.5 days now, the biggest shift of anywhere measured here. By contrast, the whole area's 8 day drop was the smallest move among the places with a year-earlier figure to compare.

Pace also varies a lot by location right now. Among this period's figures, one Scottsdale market was the slowest to sell, at 86 days. The fastest was that same Phoenix market at 56.5 days.

Price spreads are wide too. One Phoenix market posted the highest median sale price at $1,040,000. Another Phoenix market, nearby, posted the lowest at $420,000.

None of this tells you what a specific street is doing. A fast market overall can still have slow pockets, and a high median can sit right next to a much lower one a few blocks over. If you're curious what any of this looks like for your own block, reply and ask.
