Inventory stayed tight in the Primary market even as more owners listed
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 2,216 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 4.1% from a year ago. At the same time, Realtor.com reported that active listings nationally rose 6.7% from a year ago. Your market is moving in the opposite direction. New supply is coming in, but it is getting absorbed before it can pile up.
More owners are listing. The Real Estate Data Aggregator counted 1,916 new listings across the Primary market, up 4.3% from a year ago. But 1,640 homes sold in the same period, up 9.3%. Buyers are outpacing sellers. That is why total inventory is still falling even as new choices arrive.
Rates are adding pressure on both sides
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Those numbers keep some would-be sellers locked in place, which helps explain why new listings have not surged more. For buyers, every week at these rates matters.
Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. The Primary market is tighter than that in most ZIP codes, as you will see below.
How each ZIP code read in the three months ending August 31, 2026
The story is not the same everywhere. Some ZIP codes have under three months of supply. One has over seven. Here is what the Real Estate Data Aggregator counted for each one.
Median sale prices: some up, some down
Not every ZIP code saw prices move the same way. The Real Estate Data Aggregator showed 85251 up 17.8% to $630,000 and 85260 up 15.9% to $747,500. But 85018 dipped 7.5% to $1,207,500, and 85045 fell 9.6% to $610,000. Prices shifted, not collapsed. Most homes still sold close to their list price.
Speed: how fast homes went under contract
The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. In 85044, that share was 32.8%, up 12.5 points from a year ago. In 85248, it was 27.1%. In 85012, it was 9.1%, down 7 points. Speed varies a lot by ZIP code.
What sellers should know
Most homes sold at or near their asking price. The Real Estate Data Aggregator showed sale-to-list ratios ranging from 96% in 85251 to 98.1% in 85249. That is not far off list. Pricing right still matters, though. Homes in 85012 sat a median 85 days before selling. Homes in 85044 moved in a median 46 days.
What buyers should know
New listings rose 4.3% across the Primary market, per the Real Estate Data Aggregator. That means fresh choices are appearing. But with 1,640 homes sold and only 2,216 for sale, the window on new listings can close fast. In 85044, nearly 1 in 3 homes went under contract within two weeks. Watching new listings closely is not bad advice right now.
Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Year to date, they are up 1.6%. The Primary market's 9.3% gain in homes sold shows local demand running ahead of the national pace.
